I was trying to film this video with Brody the other day, and didn’t really have a whole lot of luck. We were just laughing a little bit too much and had some distractions, so I decided to film this Scotty Rogers style, in the car on the way to my 10:00 meeting, down in Canton. Today’s topic is a double closing, so basically buying and selling a house on the same day. Now, if you don’t need the proceeds from the house that you’re living in to buy the new house, you don’t necessarily need to do it this way; you can always search for the house first and then list your house afterwards. But if you need the money from the house you’re living in to buy the new house, then, in my opinion, this is the best way to do it. First and foremost, you need to get your house listed.
If you go shopping for a house and you make a contingent offer upon selling your house and your house isn’t even listed, the listing agent is going to throw it right out of the door, especially in a seller’s market like we’re in right now. So you’d have to list the house first, so I’d come by, we’ll run comps, we’ll see what the competition is in the neighborhood. You want to have your house priced a little bit more competitive than one of your neighbors, but you also want to make sure that the appraised value is going to come in at what you listed at. If you listed $20,000 over what you think the appraised value is then, first of all, people aren’t going to look at it. The buyer’s agent is going to say, “Look, this place is priced a little bit too high,” and then you’re going to end up sitting on it; probably getting less than you would if you just would have priced it right the first time. Your ultimate goal is to move, so you want to price a little bit aggressively and get that house under contract. Once it’s under contract, then you can start shopping for the new house.
That way you can say, “Look, here’s the house we’re selling. This place is going to close on November 30th, so that’s the same day we would like to close.” Now, it’s a little bit more tricky when you have two closings, because you have two different realtors, two lenders, two title companies, multiple inspectors, appraisals, all coming together for the common goal to close on this date, November 30th. So you do need an experienced real estate agent to navigate through something like this to have a successful transaction, and that day, was called November 30th, again, will be very hectic, but it’s a lot better than spacing it out. You have all your movers lined up, both settlements lined up, so you close on your house in the morning, wait a few hours for the wire transfer to go through, and then you close on the house that you’re buying.
